Debunking the Myth that Spring is the Best Time to Find Your New Home

Even though spring is the most popular time of the year to look for a new home, we like to stress to all of our homebuyers that getting a head-start in the less popular months can really put you ahead of the game! Miller & Smith model homes don’t close when a chill hits the air, so take a look at some of the reasons you should be visiting us right now:

Better chance of getting the home you want

Because springtime is hopping with homebuyers, there is more competition during that time of the year. In the Fall and Winter, you have a better chance of getting first dibs on newly released homesites and immediate deliveries than you would if you waited until the Spring. Beat the mad dash in April and May by bundling up and getting out now to visit our communities!

Your Way Homes

With our brand new Your Way Homes program, there are even more ways to find your home, sooner. Unlike our standard immediate delivery homes, with Your Way Homes, we halt the building process at drywall and allow you to add the features and finishes you desire, such as hardwood flooring, countertops, and light fixtures. This allows you to personalize your home the way you have always envisioned, while knowing that your family can move in just 61 days later. Find yours now, and move in shortly after the holiday season!

See a different side of a community

Our communities have beautiful qualities to them year-round, but we also know that the weather does not always cooperate here on the East Coast, especially in the winter. We recommend visiting our new home communities whenever it is convenient for you, and if the weather isn’t great, we know that you will still fall in love with the homes and locations we have to offer!

More attention from the professionals

It’s true – it is a slower time of year for the entire housing industry, but this means that you will be the center of attention! Realtors and other home-buying professionals will have more time to focus on you and your needs, which is also great for scheduling appointments and meetings around your other holiday-related tasks.

It’s a good time to put your current home on the market

According to US News and World Report, buyers looking to sell their home by the spring should put it on the market in November and December. The report says, “New Year’s resolutions help many homebuyers get into the house-hunting groove after the first of the year. If you like the idea of marketing your home at the start of 2019, reach out to real estate agents now to be sure you’re making all the right preparations to draw winter homebuyers to your property.”

Our last reason for urging you to visit us through the fall and winter, is that we have newly opened model homes waiting for you! We have just opened at West Village at One Loudoun, as well as our Knight House Square Townhome Collection at Embrey Mill! Keep up with all of our happenings and schedule a tour with us at millerandsmith.com.

Trending Home Accents to Add to Your New Miller & Smith Home

Browsing Pinterest has finally got the best of you and you are now trying to decide what style you’re going for in your new Miller & Smith home. If you’re overwhelmed by the options and not sure where to turn, take a look at some current trends that we have recently had our eye on, and how to get the look from our model homes in various communities throughout Virginia and Maryland!

Deep green & cabin chic

Be inspired by the colors and textures of the great outdoors by creating a place that feels like your own cozy cabin in the woods. Take some design cues from our Parkvue townhome at Tallyn Ridge at Pinecliff Park that truly mimics the mountain and valley views seen from the community! The natural hues, stacked logs, and plush mossy accents create a wooded wonderland right inside this gorgeous Frederick, MD home.

Dramatic walls

Whether it is statement printed wallpaper or just a bright, bold color, the design world has slowly been moving away from all-white everything. If you’re really daring with your home design, try incorporating Benjamin Moore’s 2018 color of the year, Caliente, or the Sherwin Williams 2018 color of the year, Oceanside. Both of these colors will make a statement in any room and will keep your home ahead of the trends.

Ceilings with impact

If you have ever visited any of our model homes, you know that this is one of our favorite ways to show off a ceiling in a bedroom, kitchen, or even rec room. Now it’s your turn! Miller & Smith’s modern home designs provide the perfect canvas to take risks with your home interiors, even if it is up on the ceiling. Think of the ceiling as a 5th wall to decorate by creating a cool contrast to the rest of the room, or adding allover pattern to wow your guests!

The Merrimac at Cayden Ridge

Velvet

A cushion, a pillow, a chair, or an entire couch — the fabric of the year has got to be velvet! This duochrome fabric is not for the faint of heart, as it is shiny and showy, but it is oh so soft. If you can’t picture velvet incorporated into your personal home design aesthetic, consider  swapping your regular accent pillows for some colorful velvet during the holiday season for added shine.

Navy and Gold

We know what you’re thinking, but navy and gold do not have to represent the traditional nautical theme associated with this color combo. Below are a few examples from our 1L Next Level model home at Upper West One Loudoun. The contrast of the dark navy blue colors and the metallic gold accents creates a luxe ‘penthouse suite’ feel and will bring some serious va-va-voom to your home.

Reasons to Search For Your New Home this Fall!

Another year means another perfect season to look for your new home. No silly, we aren’t talking about spring, we are talking about fall! Statistically speaking, spring is the most popular home buying season, but the fall season brings many added benefits to homebuyers who are in the market for a new abode. Miller & Smith builds homes year-round in a variety of new home communities so that you can find yours when it most convenient for you. Take a look below at a few reasons why the fall season is the perfect time to look for your new Miller & Smith home!

The ultimate setting for a weekend of househunting

No one can deny that the fall season brings about amazing weather in both Virginia and Maryland where all of our new home communities are located. While visiting any of our model homes (open 7 days a week), you will be able to observe every community in all of it’s beauty with the sun shining brightly and the foliage starting to peek through. Less competition to find your perfect place

Many families looking to move prefer to do so in the spring or summer months so that moving does not interfere with the school year. This is good news for your new home search, because there is less competition in the fall to get that exact homesite or QMI you’ve been looking at. If you are looking for a new home to move into before the end of the year, our immediate delivery options are for you! We currently have a great selection of ready-to-move-in homes in a handful of communities that are bound to suit you and your family.

Less competition to find top-rated professionals

When there is less competition to find your new home, there is also less competition for necessary professional home services! Spring months are the busiest for services like landscaping, painting, interior decorating, etc., but in the fall, you will not have to worry about the professionals you want being booked up for weeks. You are more likely to get everything done for your new home when it is most convenient for you!

New home communities have just opened

Were you looking for a new home over the spring and summer but just couldn’t find the right one for your family? Here at Miller & Smith, we may have the exact answer for you! Over the past few months, we have held Grand Openings for three new home communities in Ashburn, VA! Our West Park Brambleton single-family homes, Garden District Brambleton townhomes, and Upper West One Loudoun Next Level Homes are sure to turn your search up a notch and you might just finally find a place to call home!

Buy everything for your home on sale

Purchasing a new home is exciting, but you also have to think about purchasing things like furniture and smaller appliances to fill it! Fall is the best time to start looking for these types of items because there are some amazing sale prices that pop up towards the end of the year as we begin approaching the holidays. Luckily, all Miller & Smith homes come with brand new large kitchen appliances — one less thing to worry about!

Taking advantage of the fall season to find your new Miller & Smith home is definitely the way to go. If you’re not sure where to start, head on over to our website to browse all of our new homes in Virginia and Maryland at https://www.millerandsmith.com!

Why You Should Buy New, Now!

As the shrinking inventory of existing homes for sale continues to sweep the nation for the 19th consecutive month, according to National Association of Realtors, there is no need to fret. Here at Miller & Smith, we have a large offering of brand new homes to purchase right now, and we are continuously expanding our offerings to new communities and locations!

Not only do industry professionals recommend buying early this year, but also they understand why purchasing a new home is the best option for homebuyers right now. Below we are going to share with you the many benefits of buying a new home right now, in addition to what makes our new homes so desirable!

Communities with bells AND whistles

Today, purchasing a new home isn’t just purchasing a place to live, but a place to flourish! Create your own unique lifestyle by taking advantage of an array of community amenities at any of one of our new home communities. For those who are looking for a family-friendly neighborhood, take a look at our single-family homes and townhomes at Embrey Mill. You can find kids frolicking in the parks, and neighbors attending happy hour at Embrey House. If you want a more sophisticated calendar of events, check out our brand new Next Level Homes at One Loudoun, just steps from Ashburn’s premiere shopping, dining, entertainment, and more!

Anyway you want it, that’s the way we build it

Unless you’ve opted to purchase one of our breathtaking immediate delivery homes, our experienced sales teams work closely with you to decide which available design options are right for you! Whether it’s choosing a fireplace for the great room, or treating yourself to a deluxe owner’s bathroom, there are options around every corner in your new home.

Everything in a new home is just better

Energy efficiency, modern technology, and included features that are anything but typical, are just a few of the features found in our new home designs. In older homes, you’ll be fighting your kids for the only open electrical outlet and shivering in your boots without proper home insulation. As we continue to bring new homes and new communities to the market, we work tirelessly to improve our home designs with top of the line materials and features so that our homeowners are set for life.

You will spend less money in the long run

Purchasing a resale home is a huge gamble, because you have no clue what kinds of issues you may have in the future; when your furnace decides to breakdown, there is no turning back. With a new home from Miller & Smith, you know exactly what your home is made of. From the supporting structure to the hardware on the cabinets, our new homes are built with state-of-the-art materials and technology to make your life safe and carefree.

Additional homebuilder benefits

In our continuing effort to keep our homeowners delighted, we’ve partnered with ProHome, a national leader in warranty management. Together, we’ve created EasyLiving, a program that combines a rock-solid warranty with proactive maintenance throughout your first year. In addition to your 60-Day and 11-Month Warranty inspections, you’ll enjoy three comprehensive “Handyman” sessions by NJ Consulting & Construction. Plus, full safety check-ups of your mechanical systems by Michael & Son. These services are only available with Miller & Smith at select new home communities!

MILLER & SMITH INTRODUCES UPPER WEST, NEXT LEVEL LIVING AT ONE LOUDOUN

Urbanfront and Parkfront Homes Designed from the Views In and the Rooftop Down

Ashburn, VA, (December 7, 2016) — Miller & Smith, an award-winning homebuilder and real estate development company, is pleased to introduce Upper West, Next Level Homes offered exclusively at One Loudoun.

A neighborhood of 69 new homes, Upper West is a first-of-its-kind concept for Loudoun County that offers homebuyers a next-level living experience with cutting-edge architecture featuring luxurious interior finishes, top-of-the-line appliances, floor-to-ceiling glass walls, in-home elevators, and smart home features including keyless entries and a central operating system.

The four-level homes from Miller & Smith offer over 4,345 square feet of open-air living space highlighted by natural light, sustainability, and a powerful sense of place. A 400 square-foot rooftop pied-à-terre sits atop each Upper West home, seamlessly merging indoor and outdoor living with unparalleled views that overlook the 85-acre Central Park and the Blue Ridge mountains.

Upper West is located in the heart of Downtown One Loudoun, where residents are steps away from shopping, dining, entertainment and local community events. Additionally, the close proximity to Route 7, the Dulles Greenway and Loudoun County Parkway, provides residents with easy access to Washington, D.C. and Washington Dulles International Airport.

“Our vision for Upper West was to blend the elements of classic elegance and contemporary lines,” said Dale Hall, vice president of operations at Miller & Smith. “The community’s unique attributes—an urban downtown blended in with a strong suburban area overlooking the Blue Ridge mountains—is unlike anything we’ve seen before in this market.”

The Grand Reveal of Next Level Homes at Upper West at One Loudoun will be in early January 2017 with the opening of the Next Level Experience Center in Downtown One Loudoun. These luxury homes will start in the mid-$800s. For more information on Upper West, click here or follow Miller & Smith on Facebook and Twitter.

Give Some TLC to the Forgotten Spots in Your Home

Decorating your brand new Miller & Smith home is going to the highlight of moving in. But with that being said, there are always certain spots of a home that are perfect for adding some unique décor, but are often forgotten about. Regardless of when your family will be moving in, it is never too soon to plan the layout of decorations and accessories for your home! Check out some of our ideas to give the forgotten spots in your home some TLC:

Corners: These tricky spots in your new home are the perfect opportunity to add a little something extra to a room. Take advantage of these angles with a cool sectional, unique floor lamp, or custom shelving unit to fit perfectly in the corners of your home.

The Grand Central at Signal Hill Station

Outdoor spaces: Many homeowners think of an outdoor space as more of a functional space than a fashionable one, but it’s time to think again! There are so many options out there for stylish outdoor furniture and accessories, like the modern patio space seen below in the Hartwood at Embrey Mill.

The Hartwood at Embrey Mill

Windows: The most obvious way to decorate windows is with window treatments, such as curtains or blinds. Instead of neutral or solid colored curtains, utilize window treatments to create a bold statement in a space with an interesting pattern. Another way to dress your windows up is to extend the windowsill into the room with a narrow console table, which can be accessorized with other items.

The staircase: Just because we don’t see the walls above a staircase often, doesn’t mean they can’t be decorated! Create a gallery of wall hangings or a hidden accent wall that will create a better flow from one level of your home to the next.

The Calahan at Aspen North at Lake Linganore

Hallways: Another forgotten space in many homes, hallways are the best place to add an accent piece that wouldn’t otherwise fit the style of one specific room in your home. Take some cues from the Calahan at Aspen North at Lake Linganore with a skinny table along the wall, or mirrors to create depth in the space.

Bathrooms: It seems silly to decorate a bathroom with pretty paintings or vases, but these small touches can actually create an even more relaxing space!

The Silverton at Aspen North at Lake Linganore

Kitchen spaces: Although cabinets and shelves in your kitchen serve a purpose, there is no reason they can’t be accessorized strategically to fit the style of your home. Take a look in the photo below at how the kitchen in our Silverton model home at Aspen North displays items that color coordinate with the rest of the décor in the main level of the home.

Looking to Purchase A New Home? Why Fall is The Best Time to Move

You may know that spring is the most popular house-hunting season, with all of the open houses and new home construction popping up. At Miller & Smith, our new homes are being built year-round to give you the best options for you and your family when the timing is right. Contrary to popular belief, the fall season is the perfect time to move into a new home, and below are just a few reasons why!

More options – While spring is known as the most popular season to look for a new home or even purchase one, summer is the most popular season to move because kids and school employees are on summer vacation. Since many homebuyers aim to move before the school year starts, the fall season means less competition for you and more inventory to choose from, including an array of brand new immediate delivery homes!

It’s all about you – Movers, decorators, etc., are usually busiest during the summer since, as we have stated, this is typically the busiest moving season.  Purchasing a new home in the fall means that you won’t have to wait as long for service providers to assist in helping you complete your new Miller & Smith home. You will be at the top of the priority list!

End-of-year sales – According to Trulia.com, “In particular, September is a great time for buying carpet and paint. October means lawn mowers go on sale, and appliances and cookware are cheaper in November.” This time of year is ideal for purchasing everything you will need for your new home, whether it is décor, or kitchenware! Luckily, all new Miller & Smith homes come fully equipped with incredible appliances and most are EnergyStar, which means one less thing to worry about!

All about timing – Aim to move before winter hits, because winter weather can be very unpredictable and throw off or even delay your moving process. Also, the holiday season can be a very busy time of year, so moving into your new home before then will ensure that you are less stressed when the holidays roll around.

Possible tax breaks – In a recent article from Trulia.com, David Hyrck, a New York tax advisor, stated, “Property tax and mortgage interest are both deductions you can take for your whole year’s worth of income, even if you closed on your home in December.” Who doesn’t want to save a bit of money when it comes to taxes? Purchasing a new home in an ‘off’ season like fall could help you save even more money.

In more recent years, townhomes have made a huge comeback in the new home market. These homes are perfect for entry-level homebuyers and millennials who are tired of paying the high rent costs, in addition to those who are looking to downsize. Townhomes are also a great alternative to higher priced single-family homes because they still provide the same feel with other added benefits. There are many reasons that families choose to purchase new townhomes as opposed to single-family homes in the market today, and here are just a few!

·      Ideal locations: New townhomes from Miller & Smith are conveniently located near, and often times within walking distance, of popular shopping, dining, and recreation, while still being far enough from the hustle and bustle of city life.

·      Less maintenance: Townhomes offer many of the same benefits as single-family homes without a ton of maintenance like exterior upkeep and yard work, so you can spend more time relaxing in your new home.

·      Comparable to single-family homes: New townhomes from Miller & Smith offer the same number of bedrooms and bathrooms as many single-family homes, in addition to modern, open floor plans and garages.

·      Sense of community: Shared community features and amenities create a social environment where your new neighbors quickly turn into friends and there are plenty of opportunities to connect with your community.

Market Update: DC Metro Real Estate Trends

If you keep up with everything happening in real estate right now, you know that different factors in the market can change at the drop of a hat. Because it is important to know about the home market before you choose to buy, we are here to keep you up to date! Discover the latest trends in real estate in the DC Metro area, where many of Miller & Smith’s new home communities are located and now selling!

Redfin, a popular national real-estate brokerage, recently conducted a survey that provided specific insights into the current real estate trends of the DC Metro Area. Despite factors like a 25% increase in requests for home tours year over year and a continued rising consumer confidence in the housing market, the demand for homes is “relatively weak” according to Redfin, who reported a 4.3% decrease in demand year over year. The survey also reported a 17% decrease in the inventory of home year over year in the region, which Redfin says could be the cause of less demand. According to Redfin real estate agent, Dan Galloway, inventory is the lowest in the most highly sought after price range, between $380,000 and $800,000.

Galloway continues to explain why right now is a great time to buy a home while the region is focused on other things. “Buyers should take advantage of the remainder of the summer. The political class is out campaigning, which means the pool of buyers will be smaller and there will be less competition.” This is especially true in the D.C. area where preparations for the big election are in full swing.

So, what does this mean for you, the homebuyer? Although the inventory of homes for sale is lower than usual, Miller & Smith has both to be built homes and immediate delivery homes available in the most sought after price range in many of our new home communities. Our communities in the DC Metro area include Embrey Mill (Stafford, VA), Signal Hill Station (Prince William County, VA), Aspen North at Lake Linganore (New Market, MD), with even more coming soon to Loudoun County, VA! To explore all of our new homes for sale, visit millerandsmith.com because now is the perfect time to find your dream home with Miller & Smith.
