  • Trail of Jack-O-Lanterns: Enjoy an evening full of family fun at the third annual Trail of Jack-O-Lanterns event! How to Maintain Your New Home

We all know the excitement a brand-new home brings, especially when it’s located in one of our Miller & Smith communities. That feeling may fade, but it doesn’t have to! With just a few regular, seasonal, and annual home checks, you will be able to keep your Miller & Smith home in perfect condition.

Daily & Monthly Inspections

Your smoke and carbon monoxide detectors, air filters, and water heater are just a few things that should be checked each month to ensure everything is up to par and working efficiently in your new home.

  • Smoke and Carbon Monoxide Detectors: Safety first! Both detectors can be tested by holding down the “test” button for a few seconds until you hear a loud beep sound. If this sound appears to be weak or nonexistent, it’s time to replace your batteries.
  • Oven Filter: If you don’t clean or replace the filter in the oven range hood, the buildup could cause the smoke alarms to easily sound. A good way to prevent these alarms from sounding when you cook is to clean or replace the filter. Go the no-scrub, deep cleaning route by letting the filter soak in ammonia for one day or scrub the dust and grease away with a white vinegar, liquid dish detergent mixture.
  • Furnace Filter: If the furnace filter gets clogged with dust or other particles, it will cause a decrease in airflow and force the furnace to work even harder. Cleaning the filter every few months avoids having to repair and replace parts of the furnace in the future.
  • TPR Valve on the Water Heater: The main purpose of the temperature and pressure relief (TPR) valve is to release pressure buildup in the water heater when the temperature or pressure rises to dangerously high levels. At times, this valve can freeze up due to mineral salt or corrosion and prevent the valve from functioning properly. To test your TPR valve, raise and lower the test lever multiple times so it moves the brass pipe it is connected to. If no water drains, it may be time to replace your valve.

Annual Inspections

Once or twice a year, it’s important to take a good look at your home’s structure. From inspecting your roofline and checking for cracks in home’s foundation, to ensure your heater and air conditioner are working efficiently, the following inspections are must-dos when preserving your new home’s condition.

  • Roof: Checking the roof for missing or broken shingles can help prevent leaks and unwanted wildlife from entering your new home. This may also be a great time to inspect your gutters and downspouts to guarantee they are in proper shape to withstand inclement weather.
  • Foundation: The grade around your foundation should be at least eight inches below the siding and slope slightly away from the house. If you spot any hairline cracks in the foundation, be sure to document them with a photo to keep track of their development.­
  • Heater and Air Conditioner: Similar to a car, these appliances need servicing to run efficiently. The heater should be checked in the fall so it will be ready to run come wintertime, and the air conditioner should be checked in the spring to make sure it will last throughout the summer.

Applying each of these inspections to your daily routine will not only help you avoid unwanted breaks and repairs in the future, but they’ll also extend that new home feeling in your beautiful Maryland or Virginia community.

I Only Have a Few Hours

If you’re looking for an event to attend but only have a few hours to spare, there are plenty near Aspen North! Lake Linganore Farmers and Artisans Market is open every Thursday from 4pm to 7pm and features various vendors including Bohemian Hues, Busdogs, Kitsch Witch Studio, Zest, and Stone Hearth Bakery. In addition to great food, drinks, and other products, activities are offered for children including pony rides from Cowboy Barry and Face Painting by Vicki. Treat yourself and your family weekly or monthly starting on June 6!

Farmer's Market

If you like live music, stick around until after the Farmers and Artisans Market for the Thursday night Summer Concert Series. Miller & Smith, among many others, sponsor this event and, we gotta say, it’s pretty awesome. This year marks the third summer that the Lake Linganore Association (LLA) has welcomed artists to perform during the series. Headlining performances include Vinyl Rhino (June 20), Groovalicious (July 11), Super Bueno (August 1) and, to wrap up the concert series, The Reagan Years (August 15). For each show, the opening act will begin at 6:15pm with the headliner starting at 7pm. Don’t forget your lawn chair and a beverage (this is a BYOB&W event)!

How About a Half Day Affair

For the days you don’t have plans and could use an outing, we suggest adding an event like the Frederick Wine Festival to your schedule. This wine lovers event will take place on August 3 (11am-5pm) in Historic Frederick’s Carroll Creek Linear Park. Celebrate Maryland based wineries and learn all about food and wine pairings from the most innovative experts. Tickets cost $35 when purchased in advance and will be available for purchase on the day of the event for $45.

Lavender Festival

Sometimes some good old fashioned fun in the sun is what the doctor ordered (and some good food, too). On June 29, from 1pm to 7pm, the first annual Frederick Food Truck Festival will be cooking up! Food vendors and breweries will be coming together to create a great experience for all, no matter the food preferences. Will there be live music? Yes. How about activities for kids? Of course! All you have to do is show up with family and friends and be prepared to have a great time. Tickets can be purchased online for $15 and will be available at the door for $20.

I’ve Got All Day – Bring It On

Sometimes events look too good to pass up! The famous Maryland Lavender Festival, for instance, catches eyes through the scenery itself. On June 15, from 9am to 4pm, visit the Springfield Manor Winery, Distillery, & Brewery for a day full of beautiful views, relaxing lavender scents, food and drink, and more. Educational seminars and demonstrations will be available as well as shopping local artisan vendor inventories. Ticket prices range from $15-$25.

When it’s time for summer to come to a close, say farewell with The Great Frederick Fair! From September 13-21, enjoy exciting carnival rides, delicious food, and top-notch entertainment. Agricultural exhibits will also be featured to continue the Fair’s tradition and main purpose of educating our youth on the area’s agricultural industry. Spring Cleaning Guide

They say Spring is the best time of year to freshen up both the inside and outside of your home. Why? Just take a peek at the weather forecast! Partially sunny skies, a cool breeze, and 70-degree temperatures make the perfect setting for getting your yard back in shape and your Miller & Smith home looking spotless. Before you dive headfirst into spring cleaning, let us help you get organized with this easy to follow spring cleaning checklist:

Interior Projects

1. Replace air filters
Before you turn on your air conditioning for the first time of the season, be sure to check on your HVAC air filter. While they’re great at capturing any pollen and dust that makes its way into your home, it’s important to change them regularly to prevent any future issues. If not, your air filter may become clogged and, eventually, shut down your HVAC system. Take the necessary precautions now to ensure a nice, cool spring and summer season!

2. Add a pop of color to your home
Goodbye winter, hello spring! Put aside those dark colors and bring in some bright accents to make any room in your home pop. We know it’s not ideal to change the color of your walls with every season, but thankfully there are other ways to refresh your decor. Items like pillows and bedding are great focal points when switching things up. A simple pattern or color change can truly transform the whole look and feel of your room.

Not sure which color to go with? Get creative! Yellow is commonly known as the color of optimism, while red symbolizes energy and strength.

3. Declutter
Sometimes it can be difficult letting go of certain items in your home, even those you haven’t used in ages! Lucky for you, spring marks the perfect time to start parting ways and getting organized in the process. Rather than thinking about decluttering your whole entire home, start out small. Select a room to start in and slowly work your way around the house, and don’t forget your closet!

Once you’ve sorted out which items you need and which ones you don’t, start planning your trip to the local thrift store or, better yet, hold a community yard sale!

4. Clean windows
Through the hustle and bustle of life, it’s easy to forget to clean your windows. Both sills and tracks can get pretty dirty over time and, because they’re used to bring in sunlight and view the beautiful outdoors, their cleanliness is often recognized. For your window sills, all you need is a microfiber cloth, all-purpose spray (or your own homemade half water, half vinegar mixture), and some serious wiping skills. 

Tackling your tracks, on the other hand, require a bit more effort. First, use a vacuum to remove any loose dust. Next, sprinkle some baking soda on the remaining debris and spray vinegar on the tracks. After letting the solution soak for 10 minutes, use an old toothbrush to scrub the now loosened debris and wipe it up with a damp microfiber cloth. To get to those hard to reach areas, wrap a damp cloth around a butter knife and carefully remove the remaining gunk. Before you call it quits, be sure to lubricate the tracks using silicone lubricant!

Looking to clean your window glass? Stay away from Windex and opt for vinegar spray (50% distilled vinegar and 50% tap water).

6. Clean the grill and outdoor furniture
With beautiful spring weather comes more time spent outdoors. Before you get too comfortable during your first of the season BBQ, your grill and patio furniture may need a little TLC. When the grime on your outdoor grill just won’t budge, there are a few tricks you can try. We suggest spraying the entire inside of the grill with regular household vinegar, then scraping the grime off with a piece of aluminum foil.

When it comes to cleaning patio furniture, you must first select a solution that works best for the material. For plastic, simply spray the surface with an all-purpose cleaner and wipe with a damp cloth until clean. For metal, use a mild soap and warm water solution and gently scrub with a sponge or brush. Whatever you do, avoid pressure washing!

7. Clean gutters
While you can’t easily reach them, you want to make sure you don’t forget to clean out your gutters after the winter season. It may be a beautiful sight to see the trees change colors, but the second they fall, they get caught in your gutter. To remove, grab a latter and carefully clean out the debris with gloved hands. Once it seems clear, have a friend hand you the garden hose (sans nozzle) to get the rest out with a little water pressure. 

8. Wash siding
Green is a beautiful earthy color, but not when it’s in the form of pollen on your home’s siding. Luckily, cleaning vinyl siding is an easy task, especially with the use of a pressure washer. Before you start, ensure all windows and doors are closed and familiarize yourself with using your pressure washer. Using a solution made of 70% water and 30% vinegar, start cleaning your home from the highest point down. 

9. Prep your garden
The secret to a successful garden is ensuring your soil is in tip-top shape. Taking an at-home soil test will teach you a lot about your yard and help you determine what your garden will need (especially the major ingredients needed to survive!). Once you have your soil ready to go, it’s then time to head to the local nursery to find yourself some of your favorite plants. Speaking of, which plants will you be harvesting this year?

Participate in $10 wine tastings while exploring the historic property of Nicholas Hall Sr., co-founder of New Market, MD. The Tasting Room is open Fridays and Saturdays from 11am-6pm and Sundays from 12pm-5pm. Word on the street says the property has been in the family since the 1760s!

Who’s ready for a family adventure? The Adventure Park USA in Monrovia, Maryland (just two miles from New Market) is the state’s largest family entertainment center. 2019’s Forecasted Home Design Trends to Bring into Your Home NOW!

If you’re familiar with the world of home design and interiors, just like fashion, you know that the trends are constantly changing! At Miller & Smith, we work with award-winning interior designers to design model homes that keep up with these trends and speak to our homebuyers.

 

Some of the trends we are about to share with you come directly from the queen of interior design herself, Kerra Michele, who gave us the inside scoop. Below, take a look at some of the trends that you can expect to see more and more over the next year or two:

 

The Pastel: Lavender

This is a nice “Millennial pink” alternative and the newest pastel to join the trends. This shade, in our opinion, is more universal and a bit less feminine than pink, so it can be easier to incorporate into your home. Kerra suggests pairing it with some darker, more neutral tones, such as charcoal or cognac.

 

The Brights: Orange, Yellow and Teal

These colors pull from a 70’s inspired palette, but are resurfacing in more modern hues. The oranges seen on our radar are muted and reminiscent of natural clays while yellow is being used in a variety of tones depending on the season. If you are more into the cool color spectrum, try a dark teal-green hue, like the pillows and rug in the great room of our Mayfair model home.

 

 

Leather

In recent, this material has come back into the limelight thanks to local craftsmen and industrial style furniture companies. Kerra recommends starting small with a leather throw pillow on your bed and add a leather accent chair later if you want to showcase more of the material in your home.

Warm, light woods

Gray-toned hardwood ruled the scene for a while, but now a warmer, golden brown hardwood is resurfacing again. These wood tones bring a very welcoming and home-y feel to spaces like your kitchen or dining room.

Hooded stoves

Go with a classic metal look, or upgrade to a sleeker style to match your cabinets, like the one in our 1L model home at Upper West One Loudoun. More and more, homeowners are separating the stove from the microwave and moving these appliances around to make room for a hood.

Bold kitchens

If you’re still loving the crisp, white kitchen trend, we get it, because so do we! But, if you’re daring for something different, take a hint of color and splash it onto the walls, cabinets, or barstools. Pick whatever color suits your style best, but we are seeing a lot kitchens with bold blues in deep teal and cerulean. Hungry for more kitchen trends? Lots of plants

We are not sure how the jungle home trend came about, but we are on board! Not only are plants a nice natural touch to any home, but many indoor plants can significantly add to the quality of the air circulating throughout your home. Breathe easy everyone!
